Last time we sold a house, we were buying another 15 miles away... and that was hair-raising trying to close escrow on both. Our buyer almost fell out of escrow, but our own realtor gave up his fees to help our buyer purchase our house so that we wouldn't then, in succession, fall out of escrow on the house we were buying.... Now we're doing it with houses 2300 miles apart! We can afford to buy a house in Ohio without having sold this one... but we'd rather not! That feels like counting chickens before they're hatched. Our buyer has 17 days from today to show proof of funding... and 17 days from today is also the day we are flying out to Ohio to look at houses! We had already scheduled our travel dates before we sold our house! How close is that? Our realtor has worked with the other realtor one time before... and he did not show proof of funding within 17 days... so she canceled the sale. He was a bit shocked... he didn't think she would do it... but she did...

I would have thought I was more Lutheran than Calvinist.... mmm... if you take it let me know how accurate you find it.
